About Cocoa Beach, Fl
Nestled between the
Space Complexes of the Kennedy Space Center and Cape Canaveral to
the north and Patrick Air Force Base
to the south, Cocoa Beach has been shaped by its association with
the Space Program, its unique geographical configuration
and its beach playground. Cocoa Beach is located on a barrier island
and it has six miles of ocean beachfront running the entire length
of its city limits. It is approximately one mile wide and bounds the
Indian River Lagoon to the west. You just have to love the water
to fully enjoy Cocoa Beach.
Every community in
the country has unique characteristics all its own and Cocoa Beach
is no exception. Cocoa Beach -
a unique place, with great diversity, colorful local characters and
a pulse all its own. Cocoa
Beach is many things to many
people. It is a vacation destination for some, the "let's go to the
beach" destination for mainlanders, a "night on the town" locale for
others, the "surfing capital of the East Coast" for surfers and, of
course, it is home to many thousands of people from all walks of
life. The common denominator for Cocoa Beach is the beach lifestyle
- relaxed, laid back and, at the same time, full of life!
Visitors who stick to A1A, the
main road, are often surprised to learn that there are over 2,400
single family dwellings in Cocoa Beach.
There are over 5,500 condominium units as well. The U.S. Census
takers tell us that our population is around 12,800. It has been
close
to that level for over 30 years. It is enlightening to note that
only 40% of the residences are "homesteaded" - many residences are
second homes for seasonal residents or rental properties for the
more entrepreneurial-minded.
